ROHAN CITY – VISION KARLÍN
Introducing Vision Karlín, a pair of new apartment buildings following on from the success of the already completed Diamanty Karlín and Riviéra Karlín residences. These luxurious buildings with magnificent views were designed by the world-renowned architectural studio of Eva Jiřičná and Petr Vágner. They represent a new concept while retaining their unique style and precise design. They perfectly suit the unique Rohan City project concept, which combines modern living, environmental friendliness and first-class architecture.
The architects’ view
“The architectural concept of the buildings has been carefully designed so that none of the apartments face directly north yet retain panoramic views of the surrounding area. Each unit is equipped with a balcony, terrace or front garden, and most of the apartments offer impressive views of Prague Castle, the river, the surrounding parks and the Vítkov ridge. This is premium-level living, including a concierge for both buildings. Generous windows with low sills ensure plenty of natural light in the interiors and connect the indoors with the surrounding environment. The ground floor apartments have spacious front gardens, while the common areas on this floor are used for socialising and shared activities.”

Contemporary architecture
The Vision Karlín buildings stand out thanks to their sophisticated, clever, elegant and yet highly functional architectural design. These buildings will immediately catch the eye and will also be fantastic to live in. The residences include an above-standard number of covered parking spaces. Both buildings stand on a shared underground base, which houses garages and technical facilities. This solution freed up more space for pedestrians, cyclists and green belts that are ideal for leisure activities. The architects took care to ensure that the actual environment of the buildings is attractive and in harmony with the surrounding nature. Their efforts are reflected in the project’s environmental concept and the truly exceptional use of greenery.
Architecture and design
The Vision Karlín buildings have a lot in common with their “predecessors”, Diamanty Karlín. Yet they place even greater emphasis on pure aesthetics. The architects have once again incorporated large windows to make the apartments bright, with a sophisticated design typical of Eva Jiřičná’s studio.
Modern technology and sustainability
The Vision Karlín residences are energy-efficient and environmentally friendly. The buildings are well insulated, use rainwater for watering the greenery, and modern technologies such as heat recovery and air conditioning can optionally be installed in each apartment.
All interior spaces are designed with an emphasis on light, space and safety.

The Vision Karlín project is located on the banks of the Vltava River, offering exceptional views of Prague Castle, the river, the surrounding parks and the Vítkov ridge. It offers a unique panoramic view from Vítkov across the historic city centre to the meanders of the Vltava River.

The Rohan City story
Rohanský ostrov, once an unused brownfield site in the heart of Karlín, is being transformed into a unique green centre for the city. Sekyra Group has a long-term vision. It is gradually revitalising extensive plots of land and transforming them into a new neighbourhood with above-standard civic amenities, apartments, offices and spacious green areas. After thirteen years of preparation and construction work, the project is finally beginning to take shape. Surrounded by greenery
The Rohan City atmosphere will be unique. Located on the boundaries of Karlín, Invalidovna and Libeň, it will offer residents proximity to the Vltava River and views of the Prague skyline and Prague Castle, while still providing all the advantages of the city centre.
The previously neglected area will be transformed into a green island tailored to contemporary living trends. Yet it will be much more than just residential buildings and offices. Rohan City will include new parks, green belts and other places suited for picnics, sports and relaxation.
Peace and quiet yet with active relaxation
In designing Rohan City, we have always kept in mind the natural needs of those who will live and work here. The boundary between the development and the natural park will be marked by a new promenade for pedestrians, cyclists and joggers. Its importance will be enhanced by an avenue with beautiful views of the river. The hillside gently sloping towards the water will offer a pleasant place to sit. The upper edge of the promenade will also form a flood barrier.
