Construction of the Smíchov City South phase begins, dominated by the Česká spořitelna headquarters
The construction of Smíchov City, the largest urban development project in the modern history of Prague, is entering its second, pivotal phase. Smíchov City South, as this phase is called, will become home to the new Česká spořitelna headquarters, four office buildings and a hotel. This phase will also include other infrastructure projects alongside the modernisation of the railway station and the construction of a transport terminal. The total investment in the project will reach CZK 50 billion, CZK 35 billion from private sources and the remaining CZK 15 billion from public funds.
“Smíchov City is the largest urban development in central Prague since the creation of Vinohrady at the end of the 19th century,” said Luděk Sekyra, chairman of the Board of Directors of Sekyra Group. “Construction is starting on Smíchov City South, which will be dominated by the Česká spořitelna headquarters, followed by a complex of administrative buildings. The total investment in this phase of the project will reach CZK 30 billion.” The project will be important for the development of the city and aims to create a new centre for Prague, which will become a modern alternative to the historic core of the metropolis.
The new Česká spořitelna campus will be open to the public and comprise four buildings with a total area of 75,000 square metres. In addition to administrative space, there will be a kilometre-long boulevard connecting the Smíchov railway station and the Na Knížecí bus station. Tomáš Salomon, CEO of Česká spořitelna, emphasised that the campus will be open to the public and offer a cultural programme throughout the year. “We want to be a good neighbour and open the campus as much as possible to the residents of Smíchov as a friendly meeting place,” said Salomon.
The construction of Smíchov City South also includes three other office buildings and a hotel with the unique Smíchov Market, which will offer a covered market with fresh food, a central bar and farmers’ markets on weekends. The cultural programme will include workshops, acoustic performances and dance evenings. Based on a proposal by Sekyra Group, streets in the project will be named after important women of the 20th century, including Madeleine Albright Boulevard, Arendt Park and Alice and Anna Masaryk Park.
Simultaneously with the work on the southern phase, preparations are underway for the third phase of construction in the northern part to begin at the turn of this year and the next. This phase includes three residential blocks with a total of 800 apartments. The fourth and final phase of Smíchov City will be adjacent to Radlická street and feature a significant public space, including the Radlická Cultural and Sports Centre. The entire Smíchov City project, spread over 20 hectares of former railway brownfield, should be completed by 2032 and provide housing and job opportunities for around 12,000 people.
